The days of private clubs being exclusive to places like NYC, DC and LA are gone. Instead, they’re taking over America’s second-tier cities. Club Bardo in Savannah proves the model works. Here’s what they’re doing: You know the Soho House model… High initiation fees, monthly dues, exclusive access. It worked in NY and LA but struggled elsewhere. Now developers are realizing the same formula crushes it in midsize markets if you execute well. Here's what's opening right now: 1/ Club Bardo (Savannah) Left Lane Development nailed this one. • $12,000 initiation fee • 250 members between 30-60 • Pool, spa and restaurant access They're rolling out locations in Bozeman, Pittsburgh, and Providence next. 2/ The June (Jacksonville) Opening late fall with: • 450+ members • $5K initiation + $425+ monthly dues • Fine dining, private lounges, and spaces for networking This club is housed in the historic Federal Reserve Building downtown. 3/ Camel Club (Lexington) • Under-32 “junior” memberships • $3K initiation fee + $250/month • Wine tastings, chef dinners, special film screenings 4/ Common House (Multi-City) Started in Charlottesville in 2017. Now in Richmond, Chattanooga, and New Orleans. As friends of Thesis Driven, these guys understand what we've been teaching: prove the model in a mid-sized city first, then roll it out to similar markets. They've nailed replicable club experiences outside major metros. Demand is high: three new clubs opened in Lexington this year alone. Why does this model work? Club Bardo in Savannah figured it out: adding a private club to a hotel provides guaranteed revenue without much added cost. Club members pay $12K up front. The hotel gets recurring monthly fees. Both benefit from the restaurant, spa, and events. It's an Opco-Propco play that prints money if you execute well: • Initiation fees cover buildout costs • Monthly dues are pure recurring revenue • Food and beverage drives additional spend If you're looking at hospitality real estate or memberships, don’t ignore mid-sized cities. The money is there. So is the demand. And the lack of competition has created a window. Which secondary market gets the next wave of premium clubs? cc William Eady
